How does this work?

 Foxx Realty is not a member of the Realtor/MLS Associations. You do not need to be a Realtor/MLS member to be Active with us. (Typical fees to be a Realtor/MLS member are around $1,250+ Annually. This is how we are able to get around you being required to pay the Annual Realtor/MLS fees.)

 Most of our Agents work in another industry, live outside the state they're licensed, are retired, stay at home moms, or former full time agents and do not have the time to focus on selling Real Estate full-time.

But, they still want to earn Real Estate commissions with the license they worked so hard to get initially.

 When a Foxx Realty Agent has a Friend/Family/Lead Referral looking to buy or sell any type of Real Estate, anywhere in the world, they notify us and we will then match their Referral with a Top Agent who does sell full-time. This Top Agent will handle the entire transaction and their Company will pay a 25/30% Referral Fee depending on price once the transaction closes. (The standard referral fee is normally 25%.)

Q: Why become a Foxx Realty Associate?

A: If you are a real estate licensee who doesn't have the time or interest in actively listing or selling real estate, this is the best way to keep your license active and earn extra income. (Also-if you stay Active with us, you are satisfying the 2 year requirement of being "active" to become a Florida Broker, whether you close any deals or not. So if you plan to retire to Florida in a few years, you can hang your license until then, then immediately jump to being a Broker when you move here. Nice, right?)

Q: How exactly do I earn a referral fee? 

A: When you place a referral with us by emailing it to foxxandassociates@gmail.com, a full-time real estate salesperson is enlisted to handle the actual listing or sale. You will receive a referral fee once the customer you referred closes his or her real estate transaction.

Q: Bottom line, what is my out of pocket expense to be active in your company?

A: The only fee you have to stay active in our company is an annual administration fee of $149. This can be paid annually by credit card, or through PayPal

Q: Which states can I have a real estate license in and be active with your company?

A: We currently can activate your real estate license if you are licensed in the state of Florida. Keep in mind, you can live anywhere in the world and refer all over the world, you just need to be licensed in Florida and activated under us.

Q: What type of real estate am I able to refer out and collect a referral fee?

A: You can refer out and earn a referral fee on residential, commercial, business brokerage, industrial, new construction & property managing real estate. The only type of real estate to where it is difficult to receive a referral fee is on rentals/leases, unless you have an agent who is willing to pay out a referral fee or is a high priced rental/lease.

Q: Can the annual administration fee be used as a tax write-off?  

A: In many cases, the annual administration fee and any home office or mileage expenses can be used as a tax write-off. In some cases, the cost of your administration fee will be off-set by the savings you'll receive from your tax return. Consult with your CPA if you have any questions or concerns.

Q: How do I know if your company is legitimate?

A: You can simply Google Foxx and Associates Real Estate, and see how many properties we have sold, or check our license status with the the Florida DBPR. (you can also call Rick Foxx, direct at 727-743-8048, I am the Broker, and am pretty easy to reach !)   

Foxx and Associates has been in business since 2009, Rick Foxx , the Qualifying Broker , has been in the Real Estate business for 20+ years, and recently started Foxx Realty as an alternative , because, quite frankly, there is a need for a non-MLS place to hang your license , if you want to remain active, but don't feel the MLS is a good value if your not closing a lot of deals.

Q: If I'm the one buying or selling, can I still earn a referral fee?

A: Yes, this is the easiest of all ways to earn a referral fee. As a Network Associate, you can place yourself as a referral and collect a referral fee once your transaction closes. A top full-time agent will be assigned to handle everything for you.

Q: If I am coming to Foxx Realty LLC from full-time status, can I maintain my membership in the local Board of Realtors and/or multiple listing services?

A: No, as a Network Associate, you will no longer have the expenses of those memberships. As your Broker, Foxx Realty LLC is not a member of any real estate boards or any multiple listing services. But, you are allowed to be an active, full-time Realtor in another state that you might have a license in.

Q: How do I know that you are referring my prospect to the right agent?

A:  Foxx Realty specializes in real estate referrals, and Rick Foxx, the managing broker , is pretty well-known and respected in Florida. We can find out who the top agents are in your referrals market area to make sure your referral is working with a legitimate top agent.

Q: Can I choose who will receive my referral leads?

A: Possibly. We place no restrictions on to whom, or to which brokerage company, you can refer your leads, as long as they are willing to work with our program. Their broker would just have to be ok paying a referral fee of 25% if the sales price is below $200,000 or 30% for anything higher than $200,000, only if the transaction closes, on the buy or sell side, but not both. If, for some reason they do not agree to work with us, we can easily find you an equally qualified agent to work with.

Q: Can I refer my lead outside of the state that I am licensed in?

A: Yes. We are possibly able to refer your lead to any broker in the U.S. and throughout the world and collect a referral fee. Referrals do vary however from country to country as real estate laws are different in each country.

Q: What is the advantage of keeping my license active?

A: You are not legally able to collect any type of Real Estate commissions or referral fees by staying Inactive. Your Real Estate license needs to be under a Broker in order to do this.

Q: Can I continue as a referral associate if I move out of state or even the U.S.?

A: Yes, you can. And you should, since we will enable you to earn referral fees by placing referrals anywhere in the country and even in foreign countries. Don't forget that when you move you can refer yourself.
